I suspect that this cellar was his workplace as a sculptor. Note that he was the owner, not just the tenant. The nominal annual rent was 5 shillings.

This was almost certainly his actual residence and not his workplace. It is the address given as his residence as the owner of the cellar at 22 Mertoun Place.
He was the tenant/occupier but not the owner of 26 Richardson Ave. His annual rent was 18 pounds, 1 shilling and 6 pence
